If you drive Atlanta Highway on your Saturday errands, you've watched the corridor shuffle its tenants faster than usual this year. The reason is one project most of us are still calling by its old name.
The Real Story: Everything Is Rearranging Around Viridian
Georgia Square Mall is not a mall much longer. The redevelopment, branded Viridian, is drawing new retail across the street and pulling existing tenants into its orbit. That is the through-line for almost every opening and move we've seen since January.
The clearest signal came when Stafford Properties picked up the retail parcel at 3755 Atlanta Highway. Their pitch to future tenants leans on one number: the site sits in the corridor's highest-traffic stretch at 45,600 vehicles per day, directly across from Viridian, the forthcoming mixed-use redevelopment of Georgia Square Mall. Barberitos and Dunkin' have already signed on as anchor tenants, with a couple of smaller suites still to fill.
Read that traffic count against the rest of town and you understand why fast-casual chains keep choosing this side of Athens over downtown. Broad Street draws students. Atlanta Highway draws households on weekly rotations. Different math, different tenants.
Who Landed Where This Year
A quick map for people who want to know what's actually open versus what's still a construction fence:
- 3755 Atlanta Highway (Stafford's new build): Barberitos and Dunkin' inbound as anchors.
- Former Red Lobster on Broad: Buffalo Wild Wings took the space, with the Athens Chamber of Commerce holding a ribbon cutting on Aug. 11.
- Alps Road: a Wingstop opened, and Smalls Sliders is going in at the corner of the Alps Shopping Center.
- Beechwood Shopping Center: Ted's Montana Grill is scheduled for this summer.
- Broad Street near Hawthorne: Caribou Coffee replaced Checkers, and a Paris Baguette is going in nearby.
- Georgia Square Mall (still operating during transition): 316 Caribbean Cuisine is serving fresh juices and curry goat out of the almost dead mall, and Street Treats is moving into the mall from its old Piggly Wiggly spot on North Avenue.
- Hawthorne (Power Shopping Center): El Aguila moved its pupusas from the gas station at Timothy and Mitchell Bridge into the Variety Mart with more tables.
- Mitchell Bridge Road: Namak, a Pakistani restaurant, opened at the very end of last year in the building near the bridge.
That is a lot of movement for one corridor in eight months. Below is what it adds up to.
The Pattern Behind the Openings
Look at the list twice and three sub-corridors emerge. Each is absorbing a different kind of tenant.
Beechwood and Alps: The Sit-Down Belt
Beechwood is quietly becoming the corridor's dinner destination. Ted's Montana Grill is a full-service chain with a bison meatloaf on the menu, not a drive-through window. Pair that with Cotton Calf Kitchen and The Chop House already in the neighborhood, and the Beechwood-to-Alps stretch has more table service per mile than any part of West Athens outside downtown.
Smalls Sliders at the Alps corner is the outlier: a walk-up burger box that fits the parking lot better than a sit-down concept would. It reads like a hedge against the Wingstop that already opened up the road.
The 3755 Node: Convenience for Viridian's Future Foot Traffic
Barberitos and Dunkin' are not destinations. They are places you stop on the way to somewhere else. Their arrival at the Stafford parcel tells you the developer expects the somewhere else to be Viridian across the street. That is a bet on future foot traffic, not current traffic, which is worth remembering when you drive past the empty suites and wonder why anyone is building here.
Mitchell Bridge and Hawthorne: Independents Filling the Gaps
While the chains cluster around Viridian, the independents are finding cheaper corners. Namak on Mitchell Bridge, El Aguila inside the Variety Mart, 316 Caribbean Cuisine in the mall itself. These are the openings a resident actually gets excited about. They are also the openings most likely to disappear from Google Maps in two years if the corridor's rents jump after Viridian delivers.
If you have been meaning to try Namak or grab pupusas from El Aguila's new home on Hawthorne, this is the window.
Downtown and Normaltown Are Also Shifting
A few blocks outside the corridor, worth knowing because you probably drive through them:
Nové Mesto officially opened at 625 Barber St. on April 1, and the central European lagerhaus sold out its entire food menu the first week. The team behind it also runs the Hi-Lo Lounge across the way, and the menu pulls from Bohemian, Czech, German and Polish influences. That is the kind of place worth a Wednesday night if you have not been.
Normaltown picked up locations of Baddies and Fully Loaded Pizza, replacing Winghouse Grill and Square One. Baddie's Burger House is owned by Joe Nezda, former Nezda's Waffles owner, with hand-cut fries and pudding from a family recipe.
The Housing Story Sitting Under All of This
If you have wondered why the retail is moving so fast, look at what the county approved in June. Athens Politics Nerd reported that the Athens-Clarke County Commission approved a massive new housing development off Atlanta Highway, possibly the largest ever approved in Athens' history, against the advice of the ACC Planning Commission. Winslow Park will bring 396 single-family homes, 216 townhomes and 313 apartment units to 4500 and 4530 Atlanta Highway.
Add those rooftops to whatever Viridian eventually delivers and you can see why Barberitos signed a lease. The corridor is not just absorbing tenants. It is being built up to justify them.
The Weekend Side: Sandy Creek Is Having a Year
Not all the news is retail. Sandy Creek Nature Center, still one of the best reasons to live on this side of town, is running programming worth planning around.
The center covers 225 acres with more than five miles of foot trails, including an ADA accessible boardwalk, and it serves as the northern terminus of the North Oconee River Greenway, the 8-mile paved multi-use trail connecting the Nature Center to the University of Georgia. If you have not walked the boardwalk since last fall, the beaver activity is worth the trip alone.
For the grown-up calendar, the Friends of Sandy Creek are collaborating with Athentic Brewing on Trail Hopper Ale, a lightly hoppy pale ale brewed for the SCNC 50th Anniversary, with a percentage of proceeds benefitting the center. The taproom opens at 2 p.m. with events starting at 6, and Homy's Kitchen food truck will be there selling tacos.
Georgia nature author Janisse Ray, who wrote "Ecology of a Cracker Childhood" and "Wild Spectacle," is also speaking at the Nature Center for the 50th anniversary. That is a rare local booking. If you have out-of-town guests who want to see the "real" Athens, this beats a downtown bar crawl.
For families, Sandy Creek Day Camps run June 1 through July 17, held at the Nature Center and Sandy Creek Park, and registration goes through Athens-Clarke County Leisure Services.
What to Do With All of This
Here is the practical read for someone who already lives in West Athens:
- Try the independents while they are still here. Namak, El Aguila's new Variety Mart location, and 316 Caribbean Cuisine are the kind of spots that get squeezed when the corridor's rents chase the Viridian bump. Go now.
- Save Beechwood for the sit-down nights. Ted's Montana Grill will be crowded for its first six months. If you want a table without a wait, Cotton Calf and The Chop House are already there.
- Use Sandy Creek as your weekend anchor. The Trail Hopper Ale event at Athentic and the Janisse Ray talk are the two dates worth blocking off. The greenway connects the center all the way to campus, which most residents forget until a guest asks about it.
- Watch the Winslow Park timeline. Traffic on Atlanta Highway between the Loop and the Bogart line is going to shift once construction begins. If you commute that stretch, your morning route has a shelf life.
